What is a Section 7.11 / 7.12 Contribution?

A Section 7.11 or 7.12 contribution is a payment made by developers to local Council (in NSW), in order to enable Council to construct or provide additional public amenities and services to meet the requirements of a new development.

Section 7.11 or 7.12 contributions are typically imposed by Council as a condition of development consent or complying development, and are calculated based on the cost of the development.

As part of the application process for developments over $500,000, a number of councils now require a report prepared by a Quantity Surveyor who is a registered member of the Australian Institute of Quantity Surveyors (AIQS) in order to ensure more accurate construction costs are used in the calculation of the Section 7.11 or 7.12 contribution.
